Four Ponds Fishery
Shillingford, Tiverton, Devon


Introduction

An established commercial coarse fishery in a popular tourist location with a purpose built specimen carp lake, coarse lake, 7 stock ponds, facilities building and a 5CL caravan site. 

There is further potential to develop the fishery by amalgamating the main bodies of water to create a 4 acre specimen lake. Also modest works would be required to turn the existing purpose built stock ponds into a mixed coarse lake.

Location

Four Ponds Fishery occupies a rural setting on the outskirts of the village of Shillingford approximately 10 miles from the town of Tiverton and 18 miles from Taunton, 20 miles from junction 25 M5.

Directions

From M5 junction 27 take the A361 to Tiverton.  On the Tiverton bypass, take the A396 to Bampton.  After 6.5 miles at the roundabout take the 2nd exit onto the B3227.  Continue for approximately 3 miles passing through the village of Shillingford, turn left into Bowdens Lane.  The fishery is located after approximately 400m on the left hand side.

The Fishery

Four Ponds Fishery extends to approximately 10 acres and is managed as a day ticket fishery with the emphasis on carp fishing. 

Specimen Lake

Extending to approximately 2 acres with 6 purpose built swims.  Constructed in 2005, it has many hidden features including bars, plateaus, shelves and holes, with a maximum depth of 9ft.  Stocked with 60+ Leney carp between 15 and 30lbs with approximately 40 carp over 20lbs and one known 30lb. The lake has the benefit of stoned access path around all the banks.

King Fisher Lake

Constructed in 1970, Kingfisher Lake extends to approximately 0.7 acres and has an average depth of 5ft.  Stocked with carp and ghosties to 14lbs, tench to 8lb, roach, perch and crucian carp to 3lb, bream to 9 ½ lb, rudd and golden rudd.

Family Lake

Extending to 0.3 acres, constructed in 1970 with an average depth of 4ft.  This lake is currently used as a stock pond.

All the lakes have the benefit of being fed by spring and surface water. 

Fish Farm - South West Carp

The fish farm business trades as a separate entity. The business and fish stocks are available in addition to the fishery.

The fish farming operation consists of 2 original stock ponds situated to the north of the coarse lakes.  In addition 4 purpose built stock ponds have been created to the north of the car park for the purposes of growing on homebred carp.

To the north oftheexisting stock ponds is an area of former paddock land extending to approximately 1.9 acres which has the potential to be developed into additional stock ponds, subject to planning. A storage barn (14m x 7m) is located on this land.

Facilities Building

A purpose built facilities building of timber construction with cedar lap cladding under slate roof.  Designed and constructed to a high standard, the facilities building is situated at the western end of the car park.

Accommodation includes retail shop area, downstairs office/kitchenette, fully fitted separate male, female and disabled toilets and showers.  On the first floor is a large storage area.

Caravan Site

A 5CL site has been located on the car park adjacent to the facilities building with 5 hook-ups.
