Located in the Upper Shannon region Tooman Fishery is set in 18 acres, consisting of a main house, 3 fully stocked coarse fishing lakes and a new villa which provides accommodation for up to 6 people.
Directions
From Carrick-on-Shannon take the N4 heading towards Dublin. Stay on that main road, you will see a church on the left hand side. Continue on through Annaduff on the new dual carriageway for approx 3 miles. You will then go over a roundabout signposted N4 Longford. Continue to follow that road for about 0.5 mile, then take a left signposted Bornacoola. Follow that winding road and after approx 2 miles you will bear right - there will be a disused creamery on the left. Carry straight on and you will see a sign for Tooman Fisheries. It is approximately 1.5 miles on the left hand side
The Fishery
Tooman Fisheries is Southern Ireland’s premier fishing venue. The fishery comprises of 2 mixed coarse fishing lakes covering 7 acres of water with a total of 40 pegs. There is also a third 40 peg, 4 acre match lake currently used for competitions.
All three lakes are fully stocked with; common, mirror and ghost carp to 20lbs, tench to 6.5lbs, golden orfe, rudd, roach, perch, hybrids and bream.
Accommodation
The main house built in the 1950’s was previously used as a B&B. Comprising of 3 bedrooms, 4 reception rooms and a large kitchen with lake views. There is also a luxury villa which sleeps up to 6 people comprising of a double en-suite, twin room and two bunk beds.
The property also has 3 outbuildings with single phase electricity.
Accommodation and fisheries charges are as follows; villa rental is €399 per week, with special weekend rates.
Day ticket charges are adults €10/ juniors(12-16) €7.50.
Tenure & Possession
The property is offered for sale freehold as a whole with vacant possession on completion.
Fixtures, Fittings & Stock
The sale includes fixtures and fittings and fish stocks within the lakes. Fenn Wright are not liable in any way for the quality or quantity of the fish stocks, nor any death or disease that may affect such stocks. Purchasers must satisfy themselves as to the quality and quantity of the fish stocks prior to purchase.
Rights of Way & Easements
The property is sold subject to and with the benefit of all existing Rights of Way, whether public or private, light, support, drainage, water and electricity supplied in other rights obligations, easements, quasi-easements and restrictive covenants or all existing proposed wayleaves for masts, staves, cables, drains, water and gas and other pipes, whether referred to in these particulars or not.
