Caistor Fishery, North Lincolnshire

Caistor Fisheries extends to approximately 6.5 acres (2.6 ha) and comprises of a café, tackle shop, office, 4 static caravans, 32 touring pitches and 3 attractive and well stocked coarse fishing lakes. There is a tackle shop on site, Caistor Bait and Tackle Ltd. This is available for purchase as a separate entity from the rest of the site.
Located on the North West side of Caistor and approximately ½ a mile fromthetown centre. Approximately 17 miles from the high population centre of Scunthorpe and 12 miles from Grimsby. The fishery is located in rural countryside and benefits from good access off the main road.
From the centre of Caistor, taking the A1084 (Brigg Road) for approximately ½ a mile. The fishery is well sign posted on the left hand side. Follow the hard access road down into the property.
The property is approached from the entrance track leading to a large single surface car park.
The park has been developed on level land with caravans and tourers sited adjacent to Lake C.The majority of units enjoy views across this lake and the remaining waters.
Located at the centre of the site is a timber clad café/facilities building that currently offers freshly cooked meals and a range of hot and cold drinks. A separate building also provides laundry, pot washing, WC, showers and wash hand basins for use by the holiday makers and fisherman. Site buildings also include small purpose toilet block, and a range of containers that are utilised as the site office, tackle shop and 240 volt bait chiller unit.
There are a total of 32 pitches of which 20 are hard standings and 12 grass pitches which can also be utilised by tents. All pitches are provided with 10 amp hook up points. There is also 4 static caravans which are let out for holiday usage and workman’s accommodation dependant on the season.
At the top end of the site is a designated area for caravan storage, the compound can house up to 50 units. CCTV is in operation throughout the entire site and operated from the office building.
There are a total of 3 lakes with a total water area of approximately 1.4 acres (0.5 ha). All the pools are very well stocked with mixed coarse species and provide good fishing for visiting anglers. The water levels are maintained via ground water however there is a well on site that can be pumped from to sustain depths.
Lake B
20 pegs. 0.5 acres (0.18 ha) and an average depth of approximately 3.5ft. The lake is stocked with a mixture of coarse species with carp to 21lb+, bream 4lb, ide & perch 3lb, crucian carp 2lb, chub & barbel 4lb and tench to 6lb.
Lake C
21 pegs. 0.4 acres (0.16 ha) and an average depth of approximately 3.5ft. The lake is stocked with bream, chub & barbel to 4lb and ide to 3lb.
Lake D
18 pegs. 0.5 acres (0.18 ha) and an average depth of approximately 5ft. The lake is stocked with a mixture of coarse species and is not available for day tickets enabling all holiday makers the opportunity to fish.
The income for the business is generated from fishing, caravan storage, pitch fees, static lets, and the tackle shop. The business is open all year round and currently operates at approximately an 80% occupancy rate. The 2010/11 accounts show a turnover of approximately £120,000.
