Introduction

Location

The property is located ontheoutskirts of Gloucester near the village of Maisemore.

Directions

From A40 (west ofGloucester) take the A417 towards Ledbury.  After approximately 2 miles inthevillage of Maisemore, immediately before the bridge, turn right.  Follow the hard track for approximately 0.6 of a mile.  Approximately 200m before Riverside Cottage, access to The Duck Pond is viatheaccess gate.

The Duck Pond

A former brick pit with an existing water area extending to approximately 7 acres (2.9ha) within a total site area of 9 acres (3.7ha).  The pit has been neglected for many years with the result that over half the original water area has become overgrown with predominantly reed and sallow forming a floating vegetation mat with a depth of over 1m.  Quotations have been received from local contractors to remove the excess vegetation and fallen trees fromthepit at a cost of approximately £56,000 plus VAT.

There is potential to restore the pit either as one lake or a number of fishing pools.

The property also hasthebenefit ofthefishing rights on the River Severn (east channel) extending to approximately 170m.

The sale includes fixtures and fittings and fish stocks within the lakes.  Fenn Wright are not liable in any way for the quality or quantity of the fish stocks, nor any death or disease that may affect such stocks.  Purchasers must satisfy themselves as to the quality and quantity of the fish stocks prior to purchase.

Rights of Way & Easements

The property is sold subject to and with the benefit of all existing Rights of Way, whether public or private, light, support, drainage, water and electricity supplied in other rights obligations, easements, quasi-easements and restrictive covenants or all existing proposed wayleaves for masts, staves, cables, drains, water and gas and other pipes, whether referred to in these particulars or not.

There is a right of way over the hard track from the main road in Maismore to The Duck Pond.
