A rare opportunity to acquire a beat of the River Brit with approximately 370 metres of single bank fishing

The Brit is a relatively unknown River.  However, Brit Valley Fly Fishery is regarded as being the best fishing on the River being the first non-tidal beat but being below the town water. This beat of the River provides good sea trout fishing and the occasional salmon.  There are eight named pools, between point A – B on plan.  Although there is only single bank fishing, no fishing takes place from the opposite bank.  The River has been lightly fished since 2003 with a result that the records do not reflect the true potential of the beat.

Pallington Lakes is a unique property; there is nowhere else quite like it in the County of Dorset or for many miles around.  The property extends to some 23 acres, set within the valley of the River Frome, and boasts 12.3 acres of spring fed, heavily stocked lakes, with its southern boundary being a stretch of the River Frome itself.

Unlike many fishing lakes, the lakes at Pallington are not flooded gravel pits but were purpose built in the early 1970s as a venue for angling, and as such have attractive margins of reed beds, bullrushes, water lilies & greenery, a total of five islands within their margins, and undulating surfaces & gravel bars – all contained in a haven of mature and newly planted trees and grassy banks.

In addition to the magnificent fishing, Pallington is a haven for bird life, with such species as kingfishers, buzzards, geese, swans, ducks, woodpeckers, owls, waders, little egrets, long-tailed tits and a host of warblers (including the rare Cetti’s Warbler) being present.

Hall Walk Lakes are located in the village of Lenwade on the A1067 about half way between Norwich and Fakenham.

Hall Walk Lakes comprises of three areas of water, the largest of these extending to approximately 8 acres.  The total site area is approximately 18.6 acres.  The lakes are surrounded by predominantly broadleaf mature woodland, some areas of which have been left very much as a nature area with various types of floral and fauna in evidence at different times of the year.

Until recently the lake was fished by a local Angling Club paying a nominal annual rent.  This agreement has now ceased enabling vacant possession on completion. 

The Lakes were originally constructed as ornamental water features to Gayhurst Park, and set adjacent to an historic Grade II Listed Parkland. The Lakes have been let to a local Angling Club for the last 3 years, and who occupation until 31st December 2006. Considerable work has been undertaken to both lakes

The Lakes are situated in a quiet and extremely attractive setting surrounded by grassland and parkland with many broadleaved and Conifer trees.  The lakes extend to approximately 2.1 acres and 1.6 acres.  In all the property extends to approximately 8 acres.

Withy Pool is probably one of the best known carp fisheries in the country.  Developed from a former gravel pit by Kevin & Brenda Maddocks, the 2.75 acre lake is currently managed as a syndicate.  Stocked with a large head of fish including mirror carp to 51¾ lbs and the lake record catfish of 72 lbs, as well as a very good head of mixed coarse fish.

The property includes a 5-bedroom house with recently re-fitted kitchen/breakfast room, two reception rooms and conservatory with attached double garage.  In addition, to one side of the plot, is a 1,350 sq.ft. B1 commercial unit currently let on an annual basis, together with an extensive side yard and ample parking both for this unit and for the fishery.  There is also a toilet/shower block and timber fishing hut.

Part of the property was originally a Watercress Farm.  The watercress beds were constructed over 100 years ago and have concrete edges, each bed supplied by water at the head by a borehole.  Most boreholes are 4 inches in diameter and approximately 100 feet deep, with exception of one 9-inch borehole 300 feet deep.  The watercress beds are believed to have a gravel seam beneath them.

The lake was dug for gravel extraction by the previous owners many years ago, and is currently let to the Watford Piscators Fishing Club.

The lake is primarily stocked with carp, together with some tench and other mixed coarse fish species.  It is believed there is a significant head of double figure carp.

An attractive 7 lake complex set in approximately 53 acres of mature secluded countryside.  The current vendors have developed what is probably one of the best carp and coarse fisheries in the country. Elphicks Fishery has the benefit of over 20 acres of water, offering fishing in 7 lakes. Fishery is situated to the south of the village of Horsmonden, in the county of Kent. 

Elphicks Fishery has been created over the last 7 years to provide 7 fishing lakes to include 2 members only lakes and 5 day ticket and night fishing lakes.  It provides approximately 159 pegs well spaced around the lakes which have been landscaped.

The fishery has its own parking within reach of all lakes, and all swims are ‘all weather’ either built of astro turf or stone.  Additional facilities include a fishery lodge providing tackle, bait and food, together with ladies, gents, and disabled toilet facilities and shower for overnight guests.  The lodge complies with The Disabilities Act and all lakes are suitable for disabled access.

The Coyle Fishery is well located off the A76 Ayr - Dumfries Road in Ayrshire.  In a well wooded and highly scenic situation. There is an estimated population of over 2 million within 1 hour’s drive of the Fishery.   Prestwick Airport is about 10 miles away with regular flights to London and European destinations.  Ayrshire has many other leisure and holiday attractions. 

The Fishery extends to approximately 17.1 acres, including 3.5 acres of lakes, and paddocks and woodland.  The current vendors have run the fishery and developed it into an extremely popular and well-maintained trout fishery.

Adjacent to the Ponds there is a timber chalet used as a café and office and ample hardcore car parking.  The fishery benefits from east access immediately off the A76(T) road

The fishery has the benefit of planning permission for a Manager’s House and six timber holiday chalets.

Yet-y-Gors Fishery was formerly a fish farm, but has been developed by the current owners into a popular coarse and trout fishery.  The current vendors have undertaken extensive improvements to create a venue for day ticket fishing, and there is potential to develop the business further.

The lake was originally stocked with predominantly Carp approximately 17 years ago. There is a good quantity of Carp up to 28lbs.

The lake has been dug as a result of former peat diggings, and has matured into an attractive area of water. There is access around the whole lake, although some scrub clearance will be required to facilitate access on foot. The lake has a depth of up to 8 feet and is fed by springs.
