Location

Wold View Fisheries is situated near the village of Claxby to the north of Market Rasen with good access to the M180 to the north.  The fishery is located in a rural setting with the benefit of good road access.

The Fishery

Wold View Fisheries has been developed over the last 10 years to offer top class fishing.  All the lakes have been individually designed and built to provide a combination of match, pleasure and specimen fishing.  The fishery provides approximately 160 pegs.

This is a unique opportunity to purchase a purpose built commercial coarse fishery which has been developed to a very high standard and incorporates the following features:

Fish Stocks

All the lakes have been stocked to provide quality coarse fishing.  Species include Mirror Carp, Common Carp, Crucian Carp, Tench, Roach, Rudd, Eyd, Perch, Bream and Skimmers.   Match weights (6 hours) in 2009 have been in excess of 200 lbs.

Café

A purpose built facilities building of log cabin design under a pantile roof set in the middle of the fishery overlooking the lakes and adjacent to the main car park.  The café provides a variety of refreshments to visiting fishermen.  There are 40 covers. 

The building incorporates a full commercial kitchen, male, female and disabled toilets and a tackle shop area.  Externally an additional 44 covers are provided on a timber veranda area.

Buildings

The fishery has the benefit of a purpose built machinery storage building (200 sq.m.) of steel construction with steel sliding access doors, concrete floor and services. 

At present there are two static caravans on site utilised by the owner and on site Bailiff. 

The Business

Wold View Fisheries has been developed and managed as a profitable day ticket fishery.  At present it is only open on weekends and one week day.  Business is yet to reach its full potential and it is estimated that the turnover could double within the next two years. 

The majority of the turnover is generated from day ticket sales and match fees.  The charges for 2009/10 season are as follows:

Ticket Price:  £10 per day per angler

Additional income is generated from the sale of refreshments and sales of tackle and bait.
