Location

Tan-y-Mynydd Trout Fisheries is situated close to the North Wales coast between the towns of St Asaph and Abergele, conveniently accessed off the A55.  The Fisheries are located within an idyllic rural locality approximately 30 miles from Chester and 8 miles from Colwyn Bay.

Directions

From Chester take the A55 west towards Anglesey.  Continue for approximately 25 miles before taking the St Asaph turning.  At the roundabout close to the bridge at the bottom of St Asaph, drive past Foxons Angling Centre.  Continue on this road past St Asaph Business Park, after approximately 2 miles turn left staying on the B5381.  The Fisheries are found on the right hand side after approximately 3 miles.  Upon entering the fishery follow the lane to the right which eventually leads to the parking area in front of the Fishing Lodge.

The Fishery

The fishery extends to approximately 4.4 acres or thereabouts including all 5 pools.  The current vendors have run the fishery for the last 10 years and have developed it into an extremely popular and well maintained Trout Fishery. 

The fishery has won numerous awards including:

  • Best Fishery by the readers of Trout Fisherman Magazine
  • A highly commended National Angling Award
  • Winner of Best Commercial Trout Fishery in National Angling Awards
  • Best Small Water/Best Day Ticket Venue
  • Voted 10th in the Top 100 Trout Fisheries.

The pools are stream/spring fed, clear lined and are easily accessible on foot from the car park.  The fishery is managed on a stocking density of approximately 250 fish per acre with a cross section of Rainbow, Brown, Tiger and Blues providing hard fishing and consistent sport throughout the year.  The fish are currently supplied by a local registered Trout Farm with all fish movements recorded in accordance with the Environment Agency’s Section 30 Legislation.  The fishery records include the following:

  • Rainbow Trout              21 lbs
  • Brown Trout                  9 lbs
  • Tiger Trout                    5 lbs

Fishery Manager’s Dweling

Planning permission has been granted for a change of use of the Fisherman’s Lodge to create a Manager’s dwelling, to provide the following accommodation.

The Business

The vendors have developed the business over the last 10 years, concentrating on day tickets as well as encouraging newcomers to fly fishing with monthly tuition days and one to one tuition with a local qualified instructor.  The successful corporate and charity days have also been run on a regular basis.

Current ticket prices vary from £7.00 for 3 hours, sport fishing to an all day 4 fish ticket for £25.00.  The average number of anglers over the last 5 years is approximately 5,500 pa.  The previous 3 years accounts can be made available to prospective purchasers upon request.  These show a healthy gross margin and net profit.

The property has the benefit of mains electricity, mains water and septic tank drainage to the toilet block.

Rates

There are no business rates payable on the fishery.

Planning

  • Planning permission was granted in November 2003 for the erection of a fishing store and ancillary shop incidental to the use of the adjoining fishing lake.
  • Planning permission was granted on 23rd December 2009 (APP No:  0/35114) change of use of the Fisherman’s Lodge to create a Manager’s dwelling which included alterations and improvements to the existing visitors facilities and installation of private treatment plan.

 

The planning consent was issued under a Section 106 Agreement Town & Country Planning Act 1990. (The dwelling house shall only be occupied by a person solely or mainly employed that is for a minimum of 30 hours per week as the Manager of the fishery business, together with his spouse and dependents living with him except as is otherwise provided for, under the provisions of paragraph 2 of this schedule and the terms of the 4th schedule.  A copy of the granted planning consent, architects drawings and the S. 106 Agreement can be made available for inspection by prospective purchasers).
