INTRODUCTION
A unique opportunity to acquire approximately 80 acres (32.4 ha) of established and restored land incorporating seven lakes, located in the Wensum Valley. The property benefits from approximately 1000m of frontage to the River Wensum and enjoys peaceful and idyllic surroundings. LOCATION
Lyng Lakes are located in the Wensum Valley, 8 miles to the North West of Norwich with access from both the A1067, Norwich to Fakenham and the A47, Swaffham to Kings Lynn Roads.

THE PROPERTY
The property lies within a ring fence with access from Easthaugh Road to the South with the River Wensum to the North, in a predominantly rural area. The lakes have been formed and landscaped by way of restoration following the extraction of sand and gravel between 1957 and 2006. The property is within a flood plain.

There are seven lakes ranging in size from 1 acre to 10 acres. The majority of the lakes are accessible with a 4-wheel drive vehicle and on foot.

Lake 1 - 6.7 acres (2.7 ha)
The most recent lake to have been restored and probably the most interesting in terms of features.

Lake 2 - 2.1 acres (0.9 ha)
A mature lake set to the north of the property.

Lake 3 - 0.9 acres (0.4 ha)
Hidden away and the most northerly, and ideal for duck flighting and conservation.

Lake 4 - 9.6 acres (3.9 ha)
The largest lake accessible around half the banks on foot with many natural features.

Lake 5 - 1.4 acres (0.6 ha)
A more formal shaped lake with access along all banks.

Lake 6 - 6.3 acres (2.6 ha)
A large mature lake accessible around all banks, supporting a large range of wild life

Lake 7 - 0.9 acres (0.38 ha)
The smallest lake on the property but probably the most attractive set in a secluded corner of the site.

RIVER WENSUM
The fishing rights extend to approximately 1,000m. The Wensum is renowned for its quality coarse fishing.

The land surrounding the seven lakes includes former grazing marshes to the north of Lake 4, well established areas of alder car and scrub woodland, and restored land predominantly to the southern side of the property. There is a great variety of habitat already established.

SERVICES
There are no services currently connected to the property. EDF have quoted the sum of £2,553 plus VAT as at 23rd August 2008 to provide a supply to the site. A prospective buyer should make their own enquiries of the relevant utility companies regarding their requirements.

PLANNING
The Breckland District Council Local Plan has designated the property as an Area of Important Landscape Quality (AILQ). The River Wensum itself is designated a Site of Special Scientific Interest (SSSI) by Natural England.

Approximately 73.19 acres of the Land and Lakes at Lyng are Freehold. Approximately 6.81 acres of the land is Leasehold. There is a lease for a term of 999 years at a peppercorn rent coupled with an option to purchase the freehold following the expiration of the existing right of pre-emption.

Fixtures, Fittings & Stock
The sale includes fixtures and fittings and fish stocks within the lakes. Fenn Wright are not liable in any way for the quality or quantity of the fish stocks, nor any death or disease that may affect such stocks. Purchasers must satisfy themselves as to the quality and quantity of the fish stocks prior to purchase.

Rights of Way & Easements
The property is sold subject to and with the benefit of all existing Rights of Way, whether public or private, light, support, drainage, water and electricity supplied in other rights obligations, easements, quasi-easements and restrictive covenants or all existing proposed wayleaves for masts, staves, cables, drains, water and gas and other pipes, whether referred to in these particulars or not.

Access is from the Norwich – Fakenham Road (A1067). From Norwich turn left at Lenwade signed Hockering, proceed round a double bend then turn right into Easthaugh Rd. Continue past the farm on the right and take the next right. Proceed past the Catch 22 entrance and arrive at the destination.
