Kingfisher Lake, SomersetSOLD SUBJECT TO CONTACTIntroductionKingfisher Lake is a former peat working dug out in the mid 1980’s and set in the Somerset levels, which has matured into an attractive amenity lake and has the benefit of a large purpose built Hide. LocationSituated near the village of Panborough, 4 miles from Wells. DirectionsFrom Wells take the A371 to Cheddar. After approx. ½ mile take the B3139 to Burnham-on-Sea/Wedmore. Follow this road for approx. 4 miles to Panborough. In Panborough turn left in to Lewis Drove. At next ‘T’ Junction turn right, then first left. After approximately ½ mile Richmoor Seery’s Ltd Peat Workings is on the left and the entrance to Kingfisher Lake is on the right opposite. The LakeThe site extends to approximately 7 acres and it is estimated that the lake extends to approximately 4 acres. The lake has not been surveyed. The lake was dug out approximately 30 years ago and is surrounded by a screen of mature trees and shrubs. It is ‘U’ shaped with a central spur, and has the benefit of a number of well established reed margins. Access to the lake is off the council road over a hard track with a car parking area adjacent to the Hide. The Hide has been constructed at the north eastern end of the property over looking Kingfisher Lake. Kingfisher Lake is a unique property offering tranquillity, beauty and privacy and will appeal to either a lifestyle purchaser as a “weekend retreat”, persons interested in bird watching and nature or those with an interest in fishing. It is understood that the lake is naturally stocked with resident coarse fish. During the winter months the lake is extremely attractive to large numbers of duck with the result that the conservation value of Kingfisher Lake is particularly high and being in a secluded location is ideal as being a private nature reserve. The property is within the Westhay Moor SSSI giving the property significant protection. It is only ¼ mile from the well known Westhay Nature Reserve. It should be noted however that as part of the SSSI conditions, additional fish cannot be introduced into the lake. The HideThe purpose built bird hide, octagonal in design, built of green oak and douglas fir, built on stilts with an approximate dimension of 8m diameter, providing an entrance area into an open plan room with stairs to a mezzanine floor and viewing gallery. The lake can be viewed either from the ground floor through large, opening glass doors or on the first floor through smaller windows with opening lights. Past the doors is a three sided decking area that extends out onto the lake. Timber ServicesAt present there are no services connected to the site. Mains water and electricity are available close by. An Eco toilet could easily be constructed on site if required.
