The property is located approximately 25 minutes from Junction 6, M54 (Telford West) in an area of outstanding natural beauty.
The Fishery
Cottage Lake and its two adjacent paddocks originally fell with the broader curtilage of Larden Cottage (formerly Brockton Grange) - a mini-estate of some 28 acres of woodland, garden and meadow – and was separated and retained when the current owner disposed of the main house and land on the westerly side of the Easthope Road in the early 1990’s
Following acquisition of the estate, circa 1987, the lake was drained (via a substantial gate valve located in the dam), de-silted and the banks properly re-defined resulting in today’s well-maintained and mature lake of approximately 2 acres.
The lake has a maximum depth of 9 feet against an average of approx. 4 to 5ft. There is a constant supply of spring water from the on-line stream that emanates from the distant Wenlock Edge and runs through the top paddock to feed the lake, flowing out via two concrete-lined, adjustable height slatted wooden sluices, before finally joining the River Corve which drains the Corvedale to the south.
The vendor has maintained the fishery to a high standard with particular emphasis on creating an attractive, highly exclusive venue.
The fishery has the benefit of a small timber-framed boathouse (non-residential) on the western edge of the lake. There are a number of beds of (white flowering) Nymphia Carnea lily pads which help to support the lakes rich fauna, and have the added feature of entirely subterranean root-systems which are considered to be more ‘angler friendly’.
The lake is a haven for wildlife with numerous bird species and visiting waterfowl, including resident kingfishers and an occasional pair of swans.
There is a somewhat amateurish website (www.specimencarp.co.uk) published in 2005/6 but we believe that it has not been properly registered with any search engines, or linked to any popular angling resource sites to raise the venue’s profile or income.
Throughout the last two decades of ownership - the vendor, who is not himself a carp angler - has devoted most all his time to his demanding engineering businesses, the fishery, a part-time hobby and sanctuary from the pressures of everyday commercial life, however - having endured five hip operations (three in the last three years) due to a chronic arthritic condition - he is now preparing for retirement and has offered the property for sale in the hope that the.fishery will benefit from the energies often afforded by a change of ownership.
The venue has only ever been fished by a modest sized, self-policing syndicate and in our opinion - due to poor marketing, is comparatively unknown
There are 22 sound timber-constructed fishing pegs/platforms, a circular access path and the potential to create an additional stock pond subject to consent. There is also a small hard-standing car park for 5/6 vehicles with additional room in the paddocks when needed, or as authorised by the owner.
A neighbouring farmer maintains the lakeside amenity and may be available to maintain the security policy of the new owner subject to discussion.
Intellectual property rights will be transferred upon completion.
Stocking
The lake is stocked with predominantly leney-strain mirror, common and ghost carp, bred and supplied by Mark Simmonds of Heather Fisheries, and returns catches of approximately a dozen 20lb plus fish per year, besides many high-doubles.
There are tench to 9lbs, a few golden orfe to 4lbs, and a number of 2lb plus roach and bream.
Other silver fish enjoy temporary residence only and are thinned out by netting every 2-3 years - to be sold on to local day-ticket fisheries or angling clubs.
The lake has been estimated to hold approximately 50, 11lb – 14lb carp, 50+, 15lb – 19lb carp and 20, 20lb plus carp, but these are estimates only.
The largest specimen captured to date is 25 lbs 8oz – and 5-6 specimens have been caught at 25lbs plus in the last 2-3 years.
A 26lb 3oz common carp was caught off the dam in 1997, but photographs are not available and hence the capture is not accepted as a fishery record.

Planning
Fishing has been an established use of the lake for many years.
Prospective purchasers should note that it is unlikely there will be any possibility of ANY form of dwelling being allowed on the property.

The property is offered for sale freehold as a whole with vacant possession on completion.
Fixtures, Fittings & Stock
The sale includes fixtures fittings and fish stocks within the lake. Purchasers must satisfy themselves as to the quality and quantity of the fish stocks prior to purchase.
Rights of Way & Easements
The property is sold subject to and with the benefit of all existing Rights of Way, whether public or private, light, support, drainage, water and electricity supplied in other rights obligations, easements, quasi-easements and restrictive covenants or all existing proposed wayleaves for masts, staves, cables, drains, water and gas and other pipes, whether referred to in these particulars or not.
