Location
Woodland View Fishery is located to the south-west of Birmingham between Bromsgrove and Worcester. Easily accessed off the A4133 in the rural village of Hagley.
Directions
The property can be easily found using the location plan in the sales particulars. From the M5 junction 5 take the A38 towards Worcester. After 2 miles take the A4133 towards Tenbury Wells. After approximately 2 miles Woodland View is signposted off the A4133 in the village of Hagley.

The Fishery
Woodland View Fishery was developed by the current owner from an initial lake constructed for irrigation. Over the last 14 years, 8 purpose built pools and six rearing ponds have been constructed and the fishery has the benefit of a good abstraction licence from a stream nearby. There are a total 226 pegs which are all purpose built and well spaced. The fishery has the benefit of a modern large club house/café/tackle shop and has won numerous awards over the last few years.
All the fishing lakes are heavily stocked with a mixture of coarse fish. The stocking levels reflect the consistently high average match weights achieved on a week by week basis throughout the year which make Woodland View Fishery one of the most popular for match fishing in the country.
Woodland Pool
0.31 acres. 22 pegs. Regarded as the most prolific pool at the fishery and is a great favourite with children. It is heavily stocked with most species of coarse fish.
High Pool
1.05 acres. 35 pegs. The deepest of the Woodland View waters, with a good head of double figure carp up to 25lbs. High Pool is also a popular competition venue with the record currently standing at 200lbs for a 5 hour match.
Arles Pool
1.72 acres. 40 pegs. A popular pool with pleasure anglers having an irregular shaped island in the centre. This is the largest of the Woodland View waters and averages approx. 6ft in depth. It holds a good mixture of coarse fish.
Front & Back Deams
2.28 acres. 64 pegs. Divided into Front Deams and Back Deams but classified as one water because the two pools lie next to each other and are identical. Deams are pure match waters but are available to pleasure anglers when they are not in use for competitions.
Hay Pool
0.67 acres. 20 pegs. A purpose build canal design match water
Barley Pool
0.73 acres. 20 pegs. Identical to Hay Pool. Extremely popular as club and match waters.
Ghost Pool
0.44 acres. 25 pegs. Another match water, well stocked with small carp to 8lbs and other mixed coarse fish species.
Stock Ponds
There are a total of 5 stock ponds totalling 2.6 acres. The ponds are used for breeding of fish to restock the main lakes and could provide additional income supplying other fisheries.
All pools are fully oxygenated.
Facilities building
Constructed in 2000 of brick under a tiled roof, this purpose built facility has been finished to an extremely high standard.
Café is fully fitted and provides 120 covers. There is a purpose built commercial kitchen with full facilities. Adjacent to the club house are male/female/disabled toilets.
Separately accessed but adjacent to the club house is a tackle shop providing a full range of bait and tackle for visiting fishermen.
Adjacent to the club house/café/shop is a large car parking area. The fishery also has the benefit of car parking close to most of the lakes.

Woodland View Fishery has been developed and managed as a commercial coarse fishery for the predominantly pleasure and match anglers. Woodland View is also popular for companies and organisations looking to hold corporate events with all the pools and facilities being available for hire.
Income is generated through day ticket sales, match bookings and sales through the café and tackle shop. Charges for the 2008 season are as follows:

All club/match bookings are charged at £6.50 per peg.

Abstraction Licence
The fishery has the benefit of an abstraction licence from the brook to the north of the fishery plus a concessionary licence from the Water Board for 1 million gallons of mains water at no extra cost.
Planning
The dwelling was granted planning permission in 1987. It is subject to an occupancy condition. “The occupation of the dwelling shall be limited to a person solely or mainly working, or last working, in the locality in agriculture or in forestry, or connected with the existing adjacent fishery business, or a widow or widower of such a person, and to any resident dependents”.
