RUDDY POND, CHESHIRE

Introduction

Ruddy Pond provides an opportunity to purchase two small lakes with secure, private car parking for 15 cars and disabled, ramped access to some pegs.

Location

The site is located to the north east of the Village of Dodleston.  Easily accessible from Church Road

The Fishery

The total site area is a little over 2 acres with two ponds providing just under an acre of water and 30 pegs.

Sniggs Pond
Situated just to the right of the entrance to the Ponds this smaller pond has 10 pegs, an island with mixed plantings, and mature trees and hedges to one side.  Heavy stocking of silverfish, tench and carp including Crucians.

Ruddy Pond
Surrounded by a stone path this pond has twenty pegs, a mix of doubles and singles with one double in a shelter.  The pegs are separated by dogwood and mature sedge and reed, affording privacy.  Deciduous and coniferous tree planting is starting to mature and the water is mostly edged by mature hedging and oaks. 
Stocked with a good selection of fish, but mainly common and mirror carp now up to low double figure weights.  This pond also has permission to stock Grass Carp, the first 20lb was landed last year and Wels Catfish, 22.8lbs was the largest in 2009.  The Catfish have bred and the young are now up to ½ lb in weight.

Wildlife Pond
Situated next to Sniggs is a small wildlife water.

Bait Shed
A small she provides baits and a little terminal tackle during the main season.

Static Caravan
This is a non residential premises and is used for storage, shelter and an office.  It also houses the main electrical fuse board, broadband phone line and CCTV terminals.  It has a private chemical toilet with permission to install further toilets.  Granted on Appeal. The Fishery Business

Turnover of 09/10 is anticipated to be in the region of £15,000.  A detailed breakdown can be provided to serious parties once viewing has taken place.  The current owner has not promoted the business relying on ‘word of mouth’.  Requests from the press have always been declined.  Currently the fishery does not hold matches.
