Location

Lakeview Fishery is situated to the north west of the village of Holwell in the well known vale of Belvoir. It lies close to the Leicestershire/Lincolnshire borders in an outstanding rural location, close to the towns of Melton Mowbray, Nottingham and Grantham. There is easy access by car to both the M1 and A1.

Directions

Travelling north from Melton Mowbray on the A606. At the cross road shortly after the village of Ab Kettleby, turn right (sign posted Lakeview Fishing) and follow the road for approximately ½ a mile. At the sharp left hand bend turn right and then immediately left into Landyke Lane. Proceed down Landyke Lane and Lakeview Fishery is situated on the left hand side.

Brown tourist signs are located on all major routes within 5 miles (8km) of Lakeview Fishery.

The Fishery

There are 14 fishing pools/lakes which have the benefit of a water supply from a spring fed brook. All the lakes are inter-connected with an underground ring main to enable water levels to be maintained as required.p>

The fishery has the benefit of tarmac surfaced access road leading into the middle of the fishery where the facility buildings are located. In addition there are four hard surface car parks conveniently located around the fishery. Each fishing lake/pool has electrical hookups to enable aerators to be operated. All fishing pegs are based on average at approximately 10m, predominantly of timber construction.

The Pleasure Pool

1 acre. 25 pegs. Average depth 7ft. Stocked with a variety of coarse species with carp to 30lb./p>

Harbour

Canal

1.3 acres. The lake has been let on an annual agreement to Asfordby Angling Club with over 300 members. The club has committed to carrying out various improvement works to both swims and margin structure. The club pay an annual rent of £4,500.

The fishery has the benefit all the lakes have been landscaped with a mixture of broadleaf and conifers providing an attractive backdrop and shelter. Each fishing pool/lake has the benefit of well maintained stone paths and walkways.

The Cafe

Constructed of timber in 2004 and extending to 11m x 9m (35ft x 30ft) divided into two areas. Currently let on a 10 year lease at a rent of £5,160 per annum.

Bait Bar

Constructed of timber in 2004 and extending to 11m x 5.5m (35ft x 18ft). Currently let on a 10 year lease at a rent of £3,000 per annum. Full lease details are available on request.

The Business

Lakeview Fisheries has been developed and managed as a profitable day ticket fishery for pleasure and match anglers. It has hosted Fish ‘O’ mania and has an improving reputation for holding good quality club and open matches with winning match weights in excess of 100lbs.

The majority of the turnover was generated from day ticket sales and match fees. Charges for the 2011 season are as follows:

  • Adult - £7.00
  • Concession OAP - £5.00
  • Junior - £4.00

Season Tickets are also available at £200 P/A.

The current turnover for the business year ending April 2011 is £80,000. Accounts and further financial information will be available to serious interested parties after viewing.

Services

Mains water supply comes via the adjacent Lakeview House and there is a Legal Agreement in place.

Mains electricity supplies have been brought in from the main road to the Café and Bait Bar.
