Sold Subject to Contract

LAKE AT CHIGBOROUGH, NR. MALDON

Introduction

This restored gravel pit now provides the potential for a fishing lake in a spacious site

Location

The site is located about 1 mile to the east of the popular market town of Maldon in Essex.

The Site

The site extends to approximately 15 acres including the access track from the road to the lake.  The former gravel pit has been restored to provide undulating contoured features and gravel bars.  There is also an area of original reed bed remaining. All these features would make this an ideal lake for specimen Carp fishing.

This type of underdeveloped property rarely comes to the market, and provides the successful purchaser the opportunity to develop to their own fishery.

Services

There are no mains services connected to the site

Rates

There are currently no rates payable on the site

Planning

Planning Permission was granted as follows: ‘Recommencement of sand and gravel extraction within the former permitted area, to complete restoration of the former plant site and stockpile area to a fishing lake, with associated landscaping’

The current Vendors have undertaken to maintain recent tree planting during the 2007/2008 growing season, but thereafter the purchaser would be responsible for any dead and dying trees.
N.B. Prospective purchasers should note that it is highly unlikely that there will be any possibility of ANY form of dwelling being allowed on the property.
