THE FISHERY
Alders Farm Fishery was principally developed by the previous owner who constructed three lakes approximately 13 years ago. These include a specimen lake, match lake and a general coarse fishing lake. There are a total of 88 pegs. The fishery has the benefit of a club house/café. The lakes are all spring fed, and balancing which results in constant water quality and depths during all seasons and weathers.
THE LAKES
The Silver Lake (1.7 acres 31 pegs)
Spring fed lake heavily stocked with mixed coarse fish, common/mirror carp up to 14lbs, tench and breem up to 9lbs, barbel up to 5lbs and rudd. Very popular with visiting fishermen
Specimen Lake (2.5 acres 16 pegs)
Stocked with common and mirror carp up to 40lbs, with a minimum 15 x 30lb plus carp, and specimen barbel up to 8lbs. The lake has a reputation for producing good quality catches.
Match Lake (2.3 Acres 41 pegs)
The Match Lake has established itself as one of the finest of its kind in the UK with winning weights in excess of 200lb of mostly carp in the 4lb – 7lb range. There are a number of larger carp in this lake up to 18lbs. Busy throughout the year, this lake still fishes well even in the depths of winter.
STOCK PONDS
There are six stock ponds which are used for breeding of fish to re-stock the main lakes. Some of these could be amalgamated to utilise for additional fishing.
CLUB HOUSE/CAFÉ
Constructed of brick under a tiled roof, an attractive fishing clubroom overlooking the Match Lake. There is an open plan dining/club room area with French windows to a platform overlooking the lake. The kitchen area includes Calor Gas cooker, single drainer sink unit, plumbing for dishwasher and telephone extension for the house with single phase electricity.
THE BUSINESS
Alders Farm Fishery has been developed and managed as a profitable day ticket fishery for both pleasure and specimen angler. It regularly features in various angling publications.
The majority of the turnover is generated from day ticket sales. Charges for the 2007 season are as follows:
Match and general coarse lakes £9 per person, per rod per day (dawn until dusk)
Specimen carp lake £15 for 2 rods per person per day (dawn until dusk)
Night fishing £24 (2 rods per person).
Substantial sundry income is generated from catering at the clubhouse which overlooks the Lower Lake where anglers can receive breakfast, snacks and drinks.
THE LAND
A number of large fields which could be divided into smaller paddocks for horses. There is the opportunity to build equestrian facilities (subject to relevant planning consents being granted). There are a number of bridleways surrounding the property and access to these can be gained direct without having to go on to any roads. These lead to some outstanding riding country. In addition there is ample opportunity for additional country pursuits to be developed.
WOODLAND
The farm benefits from a number of small spinneys with conifer and mixed broad leaf species.

Tenure and Possession

The sale includes all fish stocks within the lakes, except to the house all fixtures and fittings, garden ornaments and electrical appliances whether mentioned in these particulars or not. Rights of Way and Easements
The property is sold subject to and with the benefit of all existing Rights of Way, whether public or private, light, support, drainage, water and electricity supplied in other rights obligations, easements, quasi-easements and restrictive covenants or all existing proposed wayleaves for masts, staves, cables, drains, water and gas and other pipes, whether referred to in these particulars or not.
